■apartment FA -効率的な斜向かい-
大きな国道沿いに建つ、小ぶりな3層の集合住宅です。
敷地は平行な線が一本もない不定形な形状をしています。
お施主様の要望としては、
・いびつ敷地だけど面積を効率よく取りたい
・大通りからの見栄えを良くしたい
・とはいえ、窓のことも考えてプライバシーも確保したい、というものでした。
しかし、道路境界線に対して平行な計画は、どうしても無駄なスペースのようなものができてきてしまい、効率性が悪くなりました。
敷地をあらためて見ると、敷地の境界線の中で一番長さがあるのは敷地奥の隣地境界線でした。そこで、この隣地境界線を平行軸としました。するとジグザクとした平面形態ができましたが、この計画だと建物の建っていない余白側も中庭や、広めのエントランス、駐輪スペース、雨水浸透施設など、有意義な場所となります。
また道路に対しては斜向かいな建ち方となり、道路に多面的な表情を見せると同時に、プライバシーの確保にも寄与しています。中庭側では、採光計算の奥行きが伸びることで、実際にも室内が明るくなり、かつ２面採光が取れるようになっています。
ジグザクとした斜向かいな関係とすることで、効率的でありながら、通りと敷地の余白にちょっとしたリズムのある建物となりました。

apartment FA – efficient diagonal –
This is a small three-story apartment building located along a large national road.
The site has an irregular shape with no parallel lines.
The client’s requests were:
-Since it is a snarled site, we wanted to make the area efficient
-We wanted to improve the appearance from the main street
-However, we also wanted to ensure privacy, considering the windows.
However, the plan parallel to the street boundary inevitably created a kind of wasted space, making it inefficient.
Looking at the site again, the longest of the site boundaries was the adjacent property line at the rear of the site. Therefore, we set this adjacent property line as the parallel axis.
In this plan, the blank side where there is no building can be a meaningful place for a courtyard, a spacious entrance, a bicycle parking space, and a rainwater infiltration facility.
The building is built at an angle to the street, giving the street a multifaceted appearance, while at the same time contributing to privacy. On the courtyard side, the depth of the lighting calculation is extended to actually brighten the interior and to allow lighting on two sides.
The zigzag and diagonal relationship between the two sides of the building makes the building efficient, yet with a little rhythm in the margins between the street and the site.
